When should I book a Building & Pest Inspection?

Usually, the buyer arranges the building and pest inspection as soon as their initial offer has been accepted but before entering into contract of sale. Make sure to include a condition in your contract that the sale is "subject to building and pest inspection" just in case we find a significant structural issue, so you can back out of the sale.

What happens if you want to purchase through an auction?

It is absolutely essential if you’re going to buy a property at an auction, you need to get the building and pest inspection done PRIOR to turning up on the day. If you are the successful bidder, then the sale is likely to be unconditional.  

How long does an inspection take?

It depends on the size of your property, accessibility and condition of the house. However, it is likely to take around two hours, for an average sized house.
