For Conveyancers: Your pre purchase building inspection will include

All external roof areas
Identifying any tile fretting issues, waterproofing/flashing issues, metal roof rusting issues, roof deflection issues, roof covering issues, gutter and downpipe defects/ eaves and facia defect issues, any evident spalling and wood decay/ termite activity past or present. Any defect is identified with a description and accompanying photos and identify the cause of the defect with alternatives to rectify and or prevent foreseeable and conducive issues.

All roof void areas
Our inspectors inspect the roof frame construction configuration in combination with the external roof design and assess the design of either the trussed roof or conventional roof design and identify any issues with the roof void/external roof including assessment of the relevant structural roof void design construction, insulation and sarking, fungal activity/wood decay, waterproofing/flashing issues/water leaks/ termite damage/termite workings, termite activity -past and present, defibration. Our inspectors identify and indicate any apparent and current issues as well as issues that are conducive to further defects and preventable measures to safe proof the dwelling into the future.

Internal areas
Our inspectors identify all issues/defects or conducive conditions relating to the internal condition of the dwelling. Our inspectors hone in on and identify with photos and descriptions all defects such as cracking (structural/surface and appearance) incorporating the roof void and footing assessment sections of the report , water damage past and present which also encompasses the roof void and external roof and wall assessment, any bathroom/laundry/kitchen waterproof membrane issues, drummy tiles mould/ventilation issues and any termite damage past or present as well as conducive conditions to rectify to safe proof the dwelling into the future.

External areas including decks/pergolas/fences/driveways/external garages/sheds
Our inspectors identify all issues/defects or conducive conditions relating to the external condition of the dwelling. Our inspectors assess all areas to identify defects/issues/conducive conditions such as damp proof course issues/ external soil heights, wood decay/ termite activity past and present and any conducive conditions, efflorescence, mortar joints external ventilation vents (timber framed subfloor areas), any deterioration defects which are conducive to further defects or signs of defects in other areas of the dwelling construction in order to protect and safe proof the future of the dwelling.
